  • In most cases, installing a VELUX® roof window falls under permitted development and does not require formal planning permission.

However, there are important exceptions. If your property is listed, located within a conservation area, or subject to specific local planning restrictions, permission may be required or certain design considerations may apply.

This does not necessarily prevent installation, but it may influence the type of roof window used or its positioning. VELUX® offer specialist conservation and heritage roof window ranges designed specifically for sensitive properties and period homes.

If you’re unsure, we’ll discuss your property during consultation and advise on the appropriate next steps.

  • Norfolk Skylights Ltd are proud members of FENSA, the government-authorised scheme for self-certification of replacement window and roof window installations.

As a FENSA registered installer, we are authorised to certify that qualifying installations comply with current Building Regulations. This means your VELUX® roof window installation is independently registered and verified without the need for separate local authority inspection.

Upon completion of your installation, you will receive an official FENSA certificate for your records. This provides confirmation of compliance and can be important for future property sales.

  • All installations carried out by Norfolk Skylights are fully certified and protected.

VELUX® roof windows are supplied with a 10-year manufacturer’s guarantee. In addition, we provide a 10-year workmanship guarantee, supported by a 10-year insurance-backed guarantee offering independent protection if ever required.

Deposits and qualifying works are protected through our membership with the Consumer Protection Association (CPA).

All applicable installations are FENSA certified, confirming compliance with current Building Regulations.

Not all guarantees are equal. An insurance-backed guarantee provides meaningful long-term protection beyond a standard written promise.

Together, these protections ensure your installation is safeguarded both structurally and financially.

  • Most single VELUX® roof window installations are completed within a single day.

Like-for-like replacements and sun tunnel installations are typically carried out in one day, depending on access, roof type and overall complexity.

Where structural timber work is required or access is more complex, we may allow two days to ensure the installation is completed properly and without compromise.

Internal plastering and finishing are usually completed on a return visit to ensure a clean, professional result.

We begin work from 8:00am and do not install roof windows in adverse weather conditions. If rain is forecast, work is scheduled accordingly to ensure your property remains fully protected throughout.

  • Yes. We complete the full installation process, including plastering and internal reveal work where required.

This avoids the need for additional trades and ensures your VELUX® roof window is properly integrated both internally and externally, maintaining a consistent, high-quality finish.

  • We carefully monitor weather conditions and do not install roof windows in adverse conditions.

If rain is forecast, work will be scheduled accordingly. Openings are never left exposed, and your property remains fully protected throughout the process.

  • In many cases, repairs can be carried out depending on the age and condition of the window.

Common repairs include replacement glazing units, handle repairs, seal replacement and servicing of moving components. Where parts are still available and the window structure remains sound, repair may be a practical option.

However, when a VELUX® roof window is 20 years or older and beginning to fail more broadly, replacement is often the most cost-effective long-term solution.

Modern VELUX® roof windows offer improved thermal performance, upgraded glazing with lower U-values, enhanced ventilation and air filtration, and access to a wider range of blinds and smart control options.

Maintenance-free finishes and improved design features make newer models easier to operate, easier to clean and more durable over time.

Replacing an ageing unit also restores full manufacturer warranties and allows your installation to benefit from our 10-year workmanship and insurance-backed guarantees.

We will always assess your existing window and provide clear, honest advice on whether repair or replacement is the most sensible option.

  • In many cases, yes.

Certain manual VELUX® roof windows can be upgraded to solar or electric operation using genuine VELUX® conversion kits. This allows remote operation and integration with rain sensors and smart control systems such as VELUX ACTIVE.

If rainfall is detected while the window is open, the integrated rain sensor will automatically close it — providing reassurance if you are away from home.

Solar and electric windows are operated via a simple wall-mounted or handheld remote, giving convenient control of ventilation, particularly for higher-level or hard-to-reach windows.

We will assess your existing model and confirm compatibility before recommending the most suitable upgrade.

  • Yes.

We supply and install the full range of genuine VELUX® internal blinds and external heat-protection shutters.

During consultation, we can demonstrate available blind samples and advise on suitable colours, finishes and control options, including manual, electric or solar-powered systems.

External blinds can help regulate temperature, reduce glare and provide additional security.

  • Yes.

We provide full servicing for both domestic and commercial properties, including homes, offices and managed buildings.
